January sales figures circulated by Rightmove has revealed that, on average, it takes 64 days to sell your property in the East Midlands, 73 days in the North West, and 82 days in London, on the open market. Compare this to a sale by auction which can take only eight weeks in total with completion taking place within 28 days. Many people are concerned that selling a property at auction is less secure than selling via an estate agent, but actually there is a less than 1 percent fall through rate. As well as this, there is no chain, so you don’t have to rely on others – when the auction hammer falls, you’ve sold! Some people are concerned that they may not get the best price for their property whilst selling at auction, but recent results from SDL Auctions prove that, in many cases, lots sell for more than they were originally marketed with estate agents. The property had 116 online bids before selling at the final price of £67.5K!
